Bluerock Value Exchange Launches $31.6 Million Diversified Industrial Portfolio IV DST
Bluerock Value Exchange (BVEX), a prominent national sponsor of 1031 exchange and Delaware Statutory Trust (DST) investment programs, has unveiled its latest 1031 exchange/DST offering. This new initiative, known as BR Diversified Industrial Portfolio IV, DST (DIP IV), is aiming to raise approximately $31.6 million from accredited investors. This marks BVEX’s 37th individual DST program and fourth consecutive industrial-focused DST program.
The DIP IV is an unlevered DST offering featuring a portfolio located across two states—South Carolina and Tennessee. It comprises three properties in the industrial sector, totaling approximately 200,000 square feet. These properties are dedicated to mixed-use industrial tenants and are currently 100% leased to four distinct entities.
BVEX regards DIP IV as a compelling investment opportunity, presenting an already diverse portfolio situated in high-growth sunbelt market locations. The initiative aims to provide investors with stable monthly cash flow through long-term triple net leases. This potential is coupled with the opportunity for capital appreciation, due to increased demand for industrial properties and the capacity to foster future rent and net operating income (NOI) growth with current rents significantly below market rates—about 20% on average.
