Plans Unveiled for New Retail Park Near Landmark Building on M5
Exciting new plans have been revealed for the construction of a retail park adjacent to the iconic block of flats in West Bromwich. Situated next to the Kaizen, formerly known as Intersection House, this development is set to enhance the landscape along the M5 corridor.
The proposal entails the creation of four commercial units. Three of these units are each designed to cover an area of 1,200 square feet, while the fourth is a larger unit encompassing approximately 4,000 square feet. The application submitted by Beyond I-Land seeks to classify these units under class E. This classification covers a diverse range of commercial purposes, including shops, restaurants, bars, offices, gyms, and other commercial entities.
Additionally, the design incorporates a 32-space car park, enhancing accessibility for visitors and customers. Notably, a previously considered plan for a drive-thru on this site has been set aside.
The transformation of the landmark 10-storey office block on Birmingham Road in West Bromwich commenced when it was acquired by Beyond Property Group in 2021. This acquisition marked a turning point, with the building being converted into almost 100 modern flats after sitting vacant for 18 months. The area surrounding this development is now set to see further revitalization with the establishment of the retail park.
Previous proposals for the now-defunct parking area had included ideas for 38 new flats, shops, a drive-thru, and electric vehicle charging points. However, the current focus is on creating a vibrant retail hub that supports local business growth.
A statement accompanying the application notes the strategic aim of facilitating economic improvement in the region. “The proposal seeks full planning permission for the erection of employment floorspace, along with associated parking provision, landscaping, and infrastructure works,” the statement explains. The initiative aims to cater to modern space demands, offering businesses the facilities needed to thrive, and providing enhanced access to a variety of services for the local community.
The development site, a brownfield area, was previously utilized as an overspill car park until it was rendered redundant in 2017. Its repositioning as a retail park benefits from its excellent vehicular connections, strategically located just off the M5 and West Bromwich interchange.
With these plans now on the table, the future of this site in West Bromwich looks promising, fostering a blend of residential and commercial dynamics to reinvigorate the local economy.
